The Investment Thesis

Why infill, why now.

California's housing shortage is structural, not cyclical. Demand for housing in established neighborhoods near transit, jobs, and schools consistently outpaces supply. However, State legislation is making it faster and cheaper to build than at any point in recent history.

We focus on a specific, underserved niche: infill sites that are too complex for large developers and too small for institutional capital. That complexity is our moat. We understand entitlements in California, we move quickly, and we build homes that fit the neighborhoods they join.

Structural demand

California's housing shortage isn't going away. It's a multi-decade structural gap, not a market cycle.

Favorable legislation

State legislation is making it faster and cheaper to build infill housing than at any point in recent history.

Complexity as moat

Infill sites too complex for large developers and too small for institutional capital are our specialty.

What We Build

Every Uplight project is an infill development in an established Bay Area or Northern California neighborhood.

Location

Walkable locations with strong school access and community amenities.

Demand

Markets with proven demand and limited new supply.

Scale

Sites too small for institutional developers and too complex for casual builders.
